1) -When an Item is Unclaimed, is this item free to the public?

2) -When an area is Grief-ed, AND Unclaimed, is it free to the public?

Banned for three days over this. Please help!

Yes to both. Why? Ask yourself in real life. Is it ok to break apart a house that no one lives in? Is it ok to break apart a house that already has a broken down door and smashed in windows?

The answer (presuming you aren't into anarchy) is yes, it is still griefing. I wouldn't ban for the 2nd half of your questions

Another reason its yes is that the land might be unclaimed due to someone overclaiming it in the first place. This is actually very common. What might seem abandoned could have been griefed a mere 5 minutes before you arrived

Hazza, it wasnt griefed, it looked like a perfectly find house that he was destroying
